Project Overview
Southbridge is a 350 acre mixed-use project in Fort Mill, SC with immediate access to the I-77 corridor, the greater Charlotte metro area and Charlotte Douglas International Airport.
The project is zoned for over 4 million SF of class A office space and is designed to accommodate a wide variety of office product based on the needs of today’s corporate employer. Office product will range from mid-rise headquarter towers visible from I-77 to low-rise research and technology and corporate support facilities.
Southbridge’s walkable retail center will feature anchor grocery, shopping, restaurants and pharmacy. The on-site hotel will provide convenient service for employee travel and visiting clients, as well as conference or meeting needs.
Extensive green space will include walking trails and activity areas for tenants and their employees. There are over 1,000 employees currently working in Southbridge with dynamic employers such as Daimler and Sunbelt.

Phase 1 Design: 3-Story / 150,000 SF
The building is tilt-up construction with punched windows. The two wings are joined by a feature glass lobby.


The front entrance provides an impressive glass entry with a projected canopy for arriving employees and guests. The lobby allows through traffic to an expansive shared patio offering outdoor meeting and gathering space for employees and visitors alike. Access is controlled through the central lobby, allowing convenient locations for a security desk and personnel.
The central lobby features space for collaborative “commons” space offering both indoor and outdoor seating. The upper floors feature opportunities for additional collaborative space as well as shared conference rooms and pre-function.
